Trying to attract sellers is a great way to go. The more listings you have, the more power you have to work in the market. What many realtors don’t understand is that buyers will come as you work with sellers.
However, I’m not sure there’s any magic bullet when it comes to attracting sellers with classified ads. Besides all the competition for listings, sellers are becoming increasingly wary of over eager listing agents and even worse, scam artists who cause nothing but trouble. An ad will rarely if ever get you a listing. What it might do is get you a contact, and contacts are where the real work begins.
If your ad can entice someone to call you, then you have the opportunity to prove to that person why they should choose you as their agent. You have the opportunity to create trust and establish a relationship. It isn’t until after a relationship has been established that most sellers will be willing to choose your services. You have to be patient and persistent if you want people to hire you.
If you are going to run an ad targeting sellers it has to provide people an opportunity to get valuable information that will help them sell their home. For instance you could offer area specific pricing information or tips on how to get a home ready for the market. You have to give them a reason to call you. And then when they call, you have to give them a reason to stay with you.
